BUILDING MANAGER & APARTMENT LIVING EDUCATOR
Les Maisons Transitionnelles O3 On Our Own (O3) is a non-profit community organization in NDG that offers support services and subsidized housing to young parents (16 to 30 years old) and their children (0 to 5 years old). Each family can stay at O3 for up to 5 years, during which time they work on personal goals and attend group programming, with the goal of thriving independently within the community after they leave O3. We have 4 buildings in the Benny Farm neighbourhood of NDG for a total of 29 apartments and an office space.
We are a unique program and this is a unique role which combines handyperson tasks, intervention tasks and administrative tasks. The ideal candidate will have basic repair and renovation skills and an understanding of building systems. They will also have great people skills and communication skills, and an interest in teaching and supporting residents to learn apartment living and apartment maintenance skills. And finally, they will have the administration and project management skills necessary to coordinate contractors, manage the budget, plan repair and renovation projects and oversee reporting and invoicing.

Responsibilities:
Ongoing Building Maintenance, Renovations and Repairs:

Manage and Respond to Resident’s Requests for Maintenance in a timely manner and complete or coordinate execution of repairs

Ensure adequate clearing of common areas including building stairways, laundry rooms and outside common spaces

Coordinate maintenance contracts for regular and preventative maintenance (develop schedules, review contracts, acquire new tradespeople, keep an updated contact list) Ex. exterminator, fire alarm certification, HVAC system, seasonal boiler maintenance, snow removal etc.

Ensure frequent mechanical rooms verification and conduct building inspections

Coordinate purchase and delivery of building supplies, major appliances, etc. and oversee inventory

Coordinate and/or complete apartment flipping, including repairs, updates, painting, cleaning, etc.

In collaboration with the ED, coordinate occasional major or exceptional building projects
Resident Accompaniment and Education:

Give all new residents an apartment orientation

Conduct apartment inspections on a quarterly basis in collaboration O3 staff

Ensure that building policies are being followed, including inspecting balconies and common areas (ex. no items in the emergency exits, garbage system)

Develop and facilitate various learning opportunities for residents in the Apartment Living domain (ex. Cleaning and organizing group workshop, infographic about garbage rules)

Assist residents with pre-extermination apartment preparation when necessary

Intervene in an educator role in cases where residents have significant organizational or cleaning difficulties

Collaborate with intervention and office staff to define Apartment Living domain goals and strategies to support residents to meet these goals
Administration:

Track work and expenses, validate external invoices and submit quarterly expense reports

Manage building and renovation budgets

Maintain updated contractor contact lists

Supervise volunteers and log volunteer hours

Potentially, outreach to stores or companies to solicit building donations or support
Requirements:

Strong written and verbal English communications skills, and strong ability to simplify information and communicate complex information in an accessible manner

Strong interpersonal skills, empathy and understanding of O3 clientele

Strong organizational, planning, administration and project management skills

Ability to complete basic renovation and repairs (drywall and plaster, painting, caulking, snaking drains and basic plumbing repairs, etc.)

Ability to complete maintenance tasks such as mopping, snow shoveling and lawn mowing when necessary (often these tasks are assigned to contractor or volunteer, but building manager must step in if needed)

Willingness to deal with pests and pest control mechanisms (traps, poison)

Ability to use Google Drive and make, manage and update basic spreadsheets

Willingness to be available in an emergency to the best of your ability
Assets:

Experience working in social housing
-
Experience working with a similar population and/or similar lived experience

Experience working in social or community support services

Understanding of trauma and trauma-informed practice/approach

Conversational French communication skills
-
Experience working in the renovation/construction/building management sector in Montreal
Position details:
Type: 35 hours a week (Some flexibility to change to a part-time if position is restructured based on candidate’s skillset)
Start date: May 2025, flexible on exact start date
Language: The language of the workplace is English. The ability to communicate in French is often required to communicate with external service providers, so French communication skills are an asset, although we can work around it for the right candidate.
Compensation: $35/hour
Location and schedule: Mostly on site in NDG, admin tasks can be done remotely. Weekly schedule is somewhat flexible. Candidate must be willing to respond to emergency situations outside of regular hours to the best of their ability.
